That gap is the room you have to negotiate in, and it widens or narrows sharply by district.
What a million Euros buys as an apartment
This is where the budget is most comfortable. In Nueva Andalucia, San Pedro de Alcantara and Marbella town, a million Euros buys a two or three bedroom apartment of roughly 100 to 150 square metres, usually with a terrace, a shared pool and parking. Penthouses exist at this level but tend to be older stock or a floor below the top of the building.
Townhouses and the middle of the range
A townhouse spends the budget on space and a garden rather than a landmark postcode. Three and four bedroom townhouses in the low seven figures cluster along the New Golden Mile between Marbella and Estepona, and in the newer developments of Estepona East, where a private garden and a short walk to the beach come as standard. These homes suit families who want more room than an apartment gives without moving to a full villa, and they tend to hold a steadier resale profile than the top of the flat market.
The villa question
The villa is where a million Euros meets its limits in prime Marbella. A detached villa with a private pool on the Golden Mile or in Sierra Blanca sits well beyond this budget in 2026, and it is honest to say so at the outset. What the figure does buy is a smaller resale villa inland, in Mijas Costa or in the older parts of Estepona, often one that needs modernising. Buyers set on a villa at this level usually trade location for land, and the sums only work if the renovation is costed properly before the offer goes in.
Reading the price per square metre by zone

The costs that sit on top of the purchase price
The price on the listing is not the price you pay. On a resale purchase in Andalucia the transfer tax, known as ITP, is charged at a general rate of 7 per cent of the declared price, so a million Euro home carries roughly €70,000 in tax alone. A new build is taxed differently, at 10 per cent IVA plus AJD stamp duty. Add notary, registration and independent legal fees and the all in acquisition cost lands a little above 8 to 10 per cent of the price. Owners of an apartment or a townhouse also inherit a share of the community budget, which by law must hold a reserve fund of at least 10 per cent of the last ordinary annual budget. Buyers financing the purchase should plan around the lending reality for non residents, where a Spanish mortgage is typically capped at 60 to 70 per cent of the valuation.
